Apartment control · EH-02 PRO 24V + KW-15m
Room thermostats, ceiling heating and cooling, air conditioning and fan coils, roller shutters and safety sensors – coordinated by a single controller pair in the apartment's distribution board, even without internet.
Radiant ceiling emitters are controlled room by room: weather-compensated, even warmth in winter, and dew-point-based quiet cooling in summer, without fan noise.
Apartment AC units join the system over Wi-Fi through the SINUM AC Gateway: more than ten brands, mode, fan speed and setpoint from one interface, coordinated with ceiling cooling.
Fan coils are controlled via Modbus, 230 V speed switching or stepless 0–10 V according to room demand, coordinated with the valve control.
The system continuously calculates the dew point from room temperature and humidity and keeps the cooling supply temperature above it with a safety margin, so no condensation forms on the ceiling.
Roller shutters calibrate automatically, so positions are accurate to the percent. They move with scenes and schedules, and reduce cooling demand in summer.
Wireless sensors monitor the apartment. In case of smoke or a leak they sound a local alarm and notify both the resident and the building operator.
Measured data is turned into a comfort index, and zone control is coordinated. The system recognises, for example, air that is too dry or too humid.
The KW-15m's 0–10 V output modulates the mixing valve continuously with built-in PID control. Its 9 relay outputs switch the room-circuit actuators and the 230 V pump.
A single hub handles up to 1000 devices. Wired (SBUS) and wireless (868 MHz) Sinum devices can be mixed and added later.
The CZ-01 water leak sensor reacts to the very first drops: the resident and the operator are notified at once, so a leak can be stopped before it reaches the apartment below.
Resident app · iOS and Android
Residents use the native Sinum CONNECT app to control their apartment, see their consumption and receive the building's notifications – even under the project's own brand.
The home screen shows the apartment's average temperature and humidity, the state of each room, the local weather and the comfort score, together with the next heating programme.
Measured and set temperature and humidity for every room in one list. A shared target can be applied to all zones in one move, and heating programmes can be scheduled.
Roller shutters move room by room or all together, to the exact percentage. Morning, evening and away scenes coordinate heating, lighting and shading with a single tap.
Residents see their monthly heating, cooling, cold and hot water consumption compared with the previous period. A daily chart helps spot unusual use.
The notice board shows the property manager's announcements, and the documents include the apartment user guide and building papers – available offline. The property manager is one tap away.
Residents can send photo fault reports to the property manager and follow their status. Direct feedback on the app itself is also possible.
Push notifications arrive for building news, alarms, intercom calls and booking confirmations – residents stay informed even without opening the app.
An apartment is paired by QR code in seconds. Family members and tenants can be invited, access can be time-limited, and one account can manage several apartments.
The resident app appears on iOS and Android with the project's logo, colours and name. Pairing QR codes and system emails follow the brand too.
The apartment can also be controlled with Google Home and Apple HomeKit: temperature, lighting, shutters and scenes by voice or from the familiar smart-home app.
Plant room and heating plant · BMS supervision
A dedicated Sinum PRO hub supervises the heating plant. Heat pumps, buffers, DHW, mixing circuits and meters appear on a single interface, and the apartments' heat demand goes straight to the heat generators.
A live schematic shows every circuit, pump and temperature in the plant room. Deviations trigger alarms, and every event is logged.
Heat pumps, buffer tanks and DHW cylinders can be tracked in real time, and efficiency is measured, not estimated: heat output and COP.
Flow temperature is controlled circuit by circuit, based on the actual demand of the apartments. Flow is shown as a solid line, return as a dashed line.
The apartment's heat meter is read directly via the M-Bus input. Two NTC sensors measure the mixing circuit temperature.
Cold and hot water meter and heat meter readings arrive automatically. Consumption per apartment and per building, in one view even across multiple buildings.
Measurements, states and alarms are continuously sent to the cloud and stored for later retrieval.
Electricity consumption of apartments and shared loads is collected as well, so power can be followed per apartment and per building alongside water and heat.
Property management and operation · Sinum CONNECT
Property managers and operators see the whole portfolio in the Sinum CONNECT web interface: they message residents, produce reports, manage permissions and are notified of deviations in time.
Send messages to an entire project, several residents or a single resident, from templates, with PIN confirmation. Delivery status can be tracked per message.
Handover sheets, meter ID lists per building and watermarked PDF reports with meter photos per apartment are produced in a consistent format.
The building appears in 3D on a map, with floors and apartments on floor plans. A heat demand filter shows deviations at a glance.
The system watches for unusual behaviour and flags deviations. Sinum Assistant answers natural-language questions using the building's data.
Roles, project access and invitations. Every action is logged, maintenance can be scheduled in advance, and resident access can be time-limited.

Condominium features
The building's shared functions are part of the system too: a video intercom in the app, bookable shared rooms and, at estate level, access control, the garage and shared energy.
The VID-01 outdoor unit with a Full HD camera and infrared night lighting: visitors appear in the resident app, where residents can talk to them and open the door.
Gym, community room, guest room, guest parking or spa: check availability and book in a few taps.
A one-time or time-limited entry code can be emailed to guests, couriers or technicians – no key handover and no need to be there in person.
Every door opening is logged: who entered, when and through which entrance – by code, RFID card, app or digital key.
Lifts, parking and barriers, EV chargers and the camera system can also be connected to Sinum, so the building's shared systems are managed on one interface.

Apartment, controller and thermostat data can be imported from and exported to Excel, plant rooms are built from templates, and resident pairing QR codes are generated in one click.
Controller software is updated remotely with live status checks. Updates for multiple buildings can be queued and run in sequence.
We connect to existing systems, building management and billing over open protocols.
The operator and admin portals carry the same brand, giving residents, the property manager and service staff a consistent experience.
The project runs on its own dedicated server: the buildings' controllers and the residents' app connect to it. It is built from the same codebase, so it receives every new feature.
